A remediation pathway begins with a clear understanding of the building condition and the root causes of defects.
This stage typically includes:
• Review of existing reports and documentation
• Site inspection of common property and affected lots
• Photographic records and condition assessment
• Identification of visible defects and compliance risks
• Stakeholder consultation with the strata committee and residents
• Recommendation of specialist consultants where required
Common issues identified during investigation may include:
• Concrete spalling and cracking
• Brick cracking and facade deterioration
• Waterproofing failure
• Flammable cladding
• Roof defects
• Window failures
• Asbestos-containing materials
The outcome of Stage 01 is clarity around the core issues and the technical direction required.
Once the initial investigation is complete, independent professional input is engaged to establish the technical and regulatory pathway.
Depending on project complexity, this may include:
• Structural engineers
• Remedial engineers
• BCA consultants
• Town planners
• Fire engineers
• Heritage consultants
• Private Certificate Authority
At this stage we determine:
• The appropriate planning pathway
• Compliance constraints
• Design requirements
• Whether the project falls under Exempt Development, Complying Development (CDC), or Development Application (DA)
This stage establishes the framework for compliant design and structured project planning.
A clear and structured scope of works is developed in coordination with engaged consultants.
This includes:
• Detailed design drawings
• Technical specifications
• Regulated designs (where required)
• Alignment with Australian Standards and NCC requirements
• Confirmation of Design and Building Practitioners Act (DBPA) applicability
Where DBPA applies, the following steps are addressed:
• Preparation of regulated designs
• Design compliance declarations
• Lodgement of required documentation via the NSW Planning Portal
The objective of this stage is to produce a compliant, buildable, and properly documented scope before tender.
Once documentation is aligned and approvals clarified, the project is prepared for contractor pricing and engagement.
This stage includes:
• Preparation of structured tender documentation
• Issue to suitably experienced contractors
• Review of pricing, methodology, and staging
• Buildability input and refinement of scope
Contractor engagement occurs with aligned expectations, reducing variation risk and ambiguity.
At the conclusion of the Project Advisory phase, all documentation and compliance requirements are consolidated into a structured handover package.
This may include:
• Finalised design documentation
• Confirmed approval pathway (Exempt, CDC, or DA)
• DBPA design compliance confirmations
• Pre-construction approval alignment
• Tender documentation package
Pre-construction approvals may include:
• Complying Development Certificate (CDC)
• Development Application (DA)
• WHS compliance
• HBCF requirements
• Insurance confirmation
The project is then formally transitioned to construction with aligned documentation, defined scope, and reduced risk of dispute or redesign.
